Diagnostic stage

  • Analysis of the real estate offering of the Tigullio Gulf area
  • Profiling of the potential Italian and international targets
  • Assessment of the current value of the two buildings
  • Definition of the strengths of the location and the real estate area
  • Critical factors (parking and access to buildings)

Strategic stage

  • Analysis of layouts and creation of two flats in addition to the 13 existing units
  • Design of three alternatives with different levels of amenities (gardens, swimming pool, condo-only minicars)
  • Calculation of cost/benefits for each of the three alternatives
  • Identification of the best tax incentives for the renovation of the two buildings
  • Pricing, implementation time and sales conditions

Execution stage

  • Co-ordination of the execution project (technical drawings, plant designs, specifications, construction site management)
  • Selection of the construction company, suppliers and partners
  • Cash flow planning
  • Direct sale of flats with no middlepeople, including assistance with notary deeds
  • Creation of a communication plan (dedicated website, repeated ads on real estate websites, social media and Google Search with ongoing result monitoring)
